Roofs, wind and weather in Fraser Rise VIC
Fraser Rise faces open grassland to the west, so roofs here take wind driven rain side on. The wind classification for each lot is set under AS 4055 in the engineering and drives the tie down and bracing, so we never quote one for the suburb. What we see from the drone at handover is consistent: cracked tiles and broken underlaps, tiles out of their course, roof penetrations without proper flashings and wall flashings fixed at wider than 100 mm centres, any of which can let water into a ceiling during the first winter storm.
Wind classification is set per lot under AS 4055 and shown in the engineering.
Tie downs and bracing are designed to that classification and checked at frame.
Broken tile underlaps and cracked tiles are among the most common handover roof items here.
Wall flashings must be fixed at no more than 100 mm centres.
A drone shows a two storey roof safely and in more detail than a ladder.
