FAQ

Pre-Handover (PCI) Inspections in Fraser Rise: common questions

What is the right week for a Fraser Rise handover inspection?

Two to three weeks before settlement, once the builder says the house is complete. Earlier and trades are still working through it; later and nothing on the list can be fixed in time.

Can you recheck the house after the builder's fixes?

Yes. A reinspection goes through the original report and marks each item as fixed, partly fixed or still open, with new photographs. That is the document to hold at the handover meeting.

What is not included in a Fraser Rise pre-handover inspection?

Electrical work is not energised or tested, plumbing and gas are not pressure tested, appliances, heating, cooling and garage door motors are not run, and nothing is opened up. Switchboards, smoke alarms and wiring belong to a licensed electrician. We do not certify engineering or issue the occupancy permit, which is the building surveyor's job.

Is a long list a sign of a bad builder?

Not by itself. A double storey home with four bathrooms gives a long list even when it is well built. Look at how many items are water or structure and how many are paint and cleaning; the report separates them.
