Cracks and roof leaks: structural soundness in a Fraser Rise rental

When wall cracks and ceiling stains fail the structural soundness and weatherproofing standard.

Fraser Rise 3336 · 8 October 2026

In short: A rental must be structurally sound and weatherproof. Most failures are not dramatic: a crack that keeps opening or a roof that lets rain in.

What the standard covers

The home must be structurally sound and weatherproof. Water entering through the roof or a wall is recorded against it.

Cracks

Hairline cracks are common. Cracks through walls and cornices that keep widening, or brick cracks millimetres wide, need an engineer's view.

Leaks from above

A roof leak point above a ceiling is a weatherproofing failure even if the room below still looks fine.

What the report gives you

A photo, the standard it fails and the trade to call: roof plumber, engineer or plasterer.

Usually not on their own. Width and movement decide.

Can a renter's damage fail this?

The standard is about the building. Most cracks and leaks come from the building.

Is the roof space part of the rental check?

Where there is a hatch and it is safe.

Do I need an engineer?

Only where the report says the cracking needs one.
