Springy floors, gaps under skirtings and doors that stick

Reading signs of movement in an established home before you buy near Fraser Rise.

Fraser Rise 3336 · 20 August 2026

In short: No single sign proves movement. A floor that bounces, a skirting lifting off it and a door that will not close, all in one room, start to.

What buyers notice

A door that has to be lifted to latch, or a floor that feels soft in one spot. Most put it down to age.

What we look for

Undulation across the floor, gaps opening under skirtings, cracks at cornices and door heads, and whether they line up.

What we recorded

In an older Newport home, floors undulated with large gaps under skirtings, boards were springy and brickwork outside was cracked.

What it means

Possible structural movement. The report recommended a structural engineer before the buyer committed.

Why it matters to Fraser Rise buyers

Plenty of older homes across Melbourne's west sit on reactive clays, and seasonal moisture swings move them.

On its own, often just adjustment. With cracks and floor movement, it is part of a pattern.

Is the subfloor checked too?

Where there is safe subfloor access. Many homes here are on slabs, which have none.

Should I walk away?

Not necessarily. Get the engineer's view and the likely cost, then decide.

Does AS 4349.1 cover this?

Yes. Signs of structural movement are significant items under the standard.
