Buying a near new Fraser Rise home
What a pre-purchase inspection finds on a home only a few years old.
In short: A five year old home looks new from the street. Its roof often tells you whether the handover list was ever finished.
Why near new needs inspecting
Many Fraser Rise resales were built from 2018 onwards. If the first owner skipped a handover inspection, the builder's misses are still there.
The roof first
Cracked tiles, broken underlaps and tiles out of their course are some of the most common items we see from the drone on homes here.
Gutters and fall
Gutters drifting out of level and downpipes discharging at the slab are early signs of water problems.
Warranty time
Victoria's limitation period for building claims runs from the occupancy permit. A young home may still be inside it.
What to ask the seller
The occupancy permit date, any handover or defect reports, and whether the builder came back to fix anything.
