Following a roof leak back to the valley

Tracing a recurring ceiling leak to open valley boards, on an investigation near Fraser Rise.

Fraser Rise 3336 · 22 July 2026

In short: When a ceiling stain comes back after every storm, painting it is a guess. Finding where water enters the roof is the investigation.

What the owner saw

Water marks on a ceiling after heavy rain, painted over and returning.

Starting from the roof

The drone showed the tiled valley; from inside the roof space the valley board had open sides where rain had already been getting in.

What the water did

Mould on the truss timbers nearby, a sign of damp and a roof space without enough ventilation.

A second finding

On this BAL rated home, sections of the fire resistant roof blanket were missing. It was not the leak, but it was recorded.

The outcome

A clear location and cause for a roof plumber to fix, and a report the owner could put to the builder.

FAQ

Questions Fraser Rise owners ask about this

Can you find every leak?

Not always on a dry day. The report says where water is getting in and where we suspect it, and what would confirm it.

Do you need it to be raining?

No, but recent rain helps. Moisture readings and staining usually show the path.

Is mould on trusses serious?

It shows persistent damp. The cause needs fixing and the timber needs assessing.

Who fixes the valley?

A roof plumber or roof tiler, arranged by the builder if it is a building defect.
